I have been looking at the new listings to find the effect of the Covid-19 pandemic on pricing real estate in Whistler. Speaking with a colleague the other day, she excitedly asked if I had seen the new 2 bedroom listing in the Aspens, “…it is $230k lower than the last 2 bed listing, which was only listed 17 days ago.” Under the Covid-19 pandemic situation, I know you will agree that 17 days seems like an awfully long time ago. The decision by the seller and the experienced RE/MAX agent as of the 30th of March to list at $1,280,000 was probably sound. However, a lot has happened since then.
When I represent a buyer or a seller, I determine the pricing for a condo or a townhome based on the last sale within the building or complex. It is never a good idea to look at what competitive properties are listed for, but more what they sold for, within a reasonable time frame. That time frame under our current pandemic situation, is changing daily.
