The owners at 2544 Snowridge Circle appreciate the ski-in ski-out access of this location, and they also appreciate the lack of tourists. With a residential zoning it means that nightly rentals are not permitted in this development. Snowridge Townhomes are the only properties in Whistler which are ski-in ski-out and residential. However, I feel they don’t get much credit for this accolade. If this location were zoned for nightly rentals, there is no doubt that the properties would sell for more and would sell quicker.
Paying More For Rental Income Properties
In order to explore how much more you could be paying for a property which is zoned for nightly rental, let’s look at the following two listings. One is zoned for nightly rental, the other is not. Have a look at the chart below as it provides an overview on the townhomes.

Yes, I realize that Mountain Star is walk to Whistler Village and that is very attractive to potential renters. If I was renting a property in Whistler for my holiday, I would also want to be close to Whistler Village. However, for those using the property every weekend, they may not need to keep going to and from the village, because they are in Whistler so often. You just have to ask a local how often they have been into Whistler Village in the past 12 months. For most it is a rare occurrence.
When I look at the chart, there are two questions which jump out at me. 1) Are buyers paying for the privilege to legally generate rental income? 2) How many nights of rental is it going to take to bridge the $500,000 price difference?
When you are considering a townhouse in Whistler, make sure you preview all your options. With the limited number of properties listed for sale, it won’t take long for you to rule a neighbourhood out…but at least it was an educated decision.
