Value of 3807 Sunridge Place as a Luxury Ski-In House Walk to the Village

This house is amazing value and that’s before we even start negotiating. Let’s compare it to vacant land in basically the same area. 3818 Sunridge Place is a vacant lot which is priced at $2,899,000 plus 5% GST. Even if that lot sold $2,500,000 (excluding the GST) you could not build a 6,000 sq. ft. house to the standard of 3807 Sunridge Place for $2,500,000. In addition, 3807 Sunridge Place has mountain views. In addition, when you did build it you would be paying 5% GST on the build. There was a lot listed at the top of Sunridge which was listed for just over $6M. Yes, that land was a ski-in ski-out location, as opposed to 3807 Sunridge Place, which is ski-in. However, I am sure you get the message about the value of 3807 and that’s before it has been renovated.
