Aspens on Blackcomb Mountain, 4800 Spearhead Drive, Whistler, BC is slope-side on Merlin’s Run. This condominium building has been very popular with buyers since 2015. It seemed like the interior renovation of the hallways, which were completed in the Fall of 2015 gave the Aspens the much needed sales boost. Consequently, sale prices have risen by 100% from 2015 to 2018. This was great news if you bought in 2015, not so great if you were a fence sitter.
If you are considering buying in the Aspens today, the strata seems to be one of the best managed in the Benchlands. Consistency on the strata council due to the same dedicated members has resulted in significant knowledge of the building.
Most noteworthy is the option to self-manage your rentals. Your other choice is to choose one of the many rental management companies involved in the Aspens. However, some may decide not to rent at all.

Located at 4800 Spearhead Drive, Whistler, BC, in the area called the Benchlands. This true ski-in/ski-out condominium complex is located literally on the slopes of Blackcomb Mountain. The Aspens has one of the best locations in the neighbourhood, because it is an easy walk down to the Base of Blackcomb at any time of year. There is a lot of activity close to the Aspens when the Farmer’s market and the summer activities start on the May long weekend. This summer activity runs until the end of September. The front desk at the Aspens is managed by Resort Quest Whistler. The services provided by the front desk are only beneficial to your guests if you rented out your property through this rental management company. If you use another rental management company, the front desk will be little use to your guests if they have any service issues. The Aspens is very flexible with their rentals, allowing the owner to use any rental manager of choice. In addition, several owners cut out the rental manager and rent on Craig’s List or other similar portals. Blackcomb Peaks, a local rental management company seems to manage a significant number of the condos in the Aspens. Experienced property manager, ResortQuest manage the front desk. Table of Contents
The Aspens are ideal for generating revenue year round due to the year-round swimming pool, the three, year-round hot tubs, the ski-in/ski-out location and the easy walk to Whistler Village. Since you can use any rental management company you wish, you can self-manage your condo, should you have the motivation. Ski access doesn’t get any easier, because you step off the Wizard run and onto the Aspens property. Furthermore, just carry your skis or board over to the valet service and that wonderful person takes your skis or board downstairs to storage. The Wizard run leads down to the new ten person gondola which will take you up to the Peak to Peak Station. In 2018 this gondola replaced the Wizard Express and the Solar Coaster quad chairs.
A special mention goes out to the Blackcomb Mountain world-class groomers. These mountain men and women do a great job of moving snow around on these lower slopes at springtime. As a result, the properties located on Blackcomb Mountain remain a true ski-in and ski-out even if the snow has started to disappear from the lower slopes in Spring. Table of Contents
This is highlighted information from the strata minutes and bylaws which is especially relevant to a buyer. I have lumped all the strata information together. I recommend that you read the strata minutes before you write an offer.
Fees include hydro, gas, cable, internet, water, garbage removal, landscaping and snow removal. There are also other items but most people want to know these costs.
The Aspens strata is one of the best managed in town. I have known clients who were going to sell their one bedroom and move to another complex. After reviewing the way the strata was managed, at that time, they decided to stay with the Aspens.

- a BBQ is now allowed on each condo deck.
- two coin operated laundry facilities.
- no washer/dryers allowed in the condos.
- ski/board valet service is available to owners and guests, or rather to whomever is staying in the condo. This service is offered through the ski shop within the Aspens. You give them your skis/board for storage. When you are ready to go skiing you pick them up or drop them off after skiing – excellent service. Read strata storage section below for more details.
- owner parking pass provided by the strata but the spot is not assigned. Guests pay a daily or hourly parking rate.
- Depreciation Report is available. I strongly suggest you review this with your real estate agent before writing an offer.
There is a small closet with a lock in each condo so that the owner can lock and store equipment when the property is being rented. Some owners add a lock to a kitchen cupboard and store some supplies in there.
Owner ski and snowboard lockers
There are two rooms hidden away in the parking lot. Each room has rows of lockers which are not assigned. If the locker is empty and you have a padlock then it is yours. The strata manager has always been helpful when it comes to finding my clients a locker. However, at some point the flaw has to show up with the half-system.
There are two gated areas for bikes. One on the parking lot as you enter and the second one on P2. These are communal areas with a locked gate which is opened by the fob used to access the pool area. I have heard of the ski valet service letting bikes be stored in the ski valet area. It would be worthwhile asking, as the strata will not allow you to take your bike to your suite.

The location of the Aspens is an easy walk to the Base of Blackcomb, even in winter. From the Base of Blackcomb the walk to Whistler Village is flat and takes less than ten minutes. There is a free, village bus service which has a route through the Benchlands and up to the Aspens. This service runs about 8 times an hour in winter and just slightly less the rest of the year.
