The townhouses in the lower row of Painted Cliff are a “slice” which means no neighbours above or below. This is not the case in the main row of townhouses. The majority of sales in Painted Cliff are townhouses which are still in their original condition. Whomever chose the kitchen cupboards chose a supplier who knew how to make something that was attractive yet durable. You can also tell from the green floor tile in the bathroom and the row of decorated tile in the bathroom what has survived the test of time and the renters.

Painted Cliff is located at 4891 Painted Cliff Road in the Benchlands. This is a prime ski-in ski-out property high-up on Blackcomb Mountain’s Merlin’s run leading to the Wizard Express Quad Chair. Some of the townhouses have views and understandably the closer to slope the more expensive the unit.
The units are not overly large but the ski-in ski-out convenience makes up for that. Communal hot tub, and underground, gated parking, plus a bus stop at the end of the Painted Cliff Road, make this a must see when looking for a ski-in ski-out Whistler property.
The smaller 1 and 2 bedroom suites tend to sell for a premium in Painted Cliff. The one bedroom floor plan offers very good space for this type of unit. Having your own exterior door on a one bedroom ski-in ski-out property is a definite plus for this property. There are not many one bedroom ski-in ski-out townhouses in Whistler.

Painted Cliff has solid rentals in winter, but in summer there are more village rentals available, so Painted Cliff gets left behind. The only advantage over the village rentals is when your Panted Cliff townhouse has three bedrooms or more. Then you have a very good chance of earning a summer rental.

This has to be one of the top ski-in ski-out access trails in all of Whistler. Simply because it is flat and a very short walk, 20 paces, from the end of Painted Cliff to the Wizard run on Blackcomb Mountain. The ski-in and ski-out trail, and it is basically flat, so if you can walk, you can ski/board it. From there you are down to the new ten passenger gondola which in 2018 replaced the Wizard and the Solar Coaster chair lifts. Table of Contents.

Highlights of Painted Cliff strata
The following points are taken from the recent strata minutes and bylaws of Painted Cliff:
- This strata seems to be well run and it appears that they have one strata meeting each year plus their annual AGM.
- The strata council has voted down the depreciation report for the third year in a row.
- Pets are allowed.
- Roof replaced in July 2015
This is an issue if you have a lot of toys. There is bike storage in the gated underground parking. However, if your bike was expensive, you would be looking for in-townhouse storage, and frankly there is next to none. When I show Painted Cliff, the response from buyers is the lament of lack of storage in the townhouse. Remember, these properties were not built with summer in mind back in 1988. It was all about access to the slopes…and Painted Cliff has that in spades.
Parking at Painted Cliff
Each townhouse has one assigned spot regardless of the number of bedrooms. In addition, there are over 25 visitor parking spots which is the most I can remember having seen in Whistler. The only time that I have ever seen any underground garage full is during the week at New Year…the trick there is to park the cars and not move them unless you take the car from your assigned spot. Painted Cliff Road is a quiet road as most people who buy in this location park the car the minute they arrive, and use the complimentary bus service. There is a free, village bus service which has a route through the Benchlands. This service runs about 8 times an hour in winter and just slightly less the rest of the year.
