“There is a lot to say about ski-in ski-out luxury house locations in Whistler, BC. I have lived in Whistler for 25 years, and sold real estate for 12 years. I have witnessed the dramatic growth of Whistler real estate. What I am noticing now, is the lack of desire for home owners to sell their beautiful property. This I completely understand. Especially if the person bought the property 20 years ago for a fraction of the price it would cost them to buy 2018.
In addition, Whistler Resort has grown in amenities and attractions. Look at the development of both Whistler and Blackcomb Mountains over the past ten years…staggering growth. More mountain development planned for in the Vail Resorts Renaissance Project.
In 2017, there were twice the number of visitors to the resort in summer than there were in winter. Many would agree that Whistler has more to offer in summer than any other time of the year.
When you look at the sales in the Whistler ski-in ski-out luxury house market, you will see that very few homes have been sold in Horstman Estates, Sunridge Plateau and Snowridge Crescent. Summit Lane has had no recorded sale for over ten years. Kadenwood, because it is the newest development has now recorded sales at a higher price than any of the other developments. In this current market, does this mean that Kadenwood owners now have to wait ten years for their property to increase to a value where it would be foolish for them to sell the property?
The lack of ski-in ski-out sales inventory drives buyers to other neighbourhoods of Whistler. Finding a ski-chalet which will compensate for not being slope-side is not difficult. However, it does take an adjustment by the buyer. There are some fabulous homes in Whistler neighbourhoods which offer great value.
