Whistler Luxury Real Estate Market
We are currently seeing a lot of interest in the $7M plus market. By this date, we are not seeing the activity resulting in sales, however, I expect that will show up in the following months. During the first seven months of 2020 there were three sales over $7M. When we compare the first seven months of 2019 and 2018 there were three sales in both 2019 and 2018. This shows that the pandemic has not affected the luxury real estate market as first predicted.
Pricing in August 2020
The owners of Whistler real estate seem to be confidently listing each detached house for sale. These sellers have kept their pricing as high as they can in comparison to the previous comparable sale. Furthermore, we have not seen any dramatic increases in pricing, but neither have we seen dramatic price reductions. The length of time the property sits on the market seems to be in keeping with 2019. However, the number of showings received on each listing really does confirm the price point to both the listing agent and the seller. This measurement of showings, helps the listing agent determine whether the buyer perceives value in the property at the advertised price. No showings equals no interest.
