Glacier Drive Video Shows the Distance to Whistler Village

The route and distance from Whistler Village up Glacier Drive to Base 2 is shown on the video below. The drive starts at the entrance to Whistler Village off Highway 99. From there I travel along Village Gate Boulevard to Blackcomb Way and then up Glacier Drive. For those who are considering the purchase of some of the best ski-in ski-out property in Whistler, then you are looking at property with a Glacier Drive address. Pinnacle Ridge, Cedar Ridge, Cedar Hollow and Summit Lane are all accessed via Glacier Drive.

Location to Whistler Village

Whenever I am showing property to buyers, and it doesn’t matter if it is ski-in/ski-out, or not they always ask about proximity to Whistler Village. The reason for this is that Whistler Village is a magnet for those wondering what to do with their day, which makes a lot of sense if the weather is not conducive to the activity that was planned. This is especially true of the winter season when the weather can be stormy.

Access to Village

I don’t recommend walking on Glacier Drive at any time of the year. Unfortunately, it does not have a sidewalk, and it is lined on either side with concrete blocks. Therefore, the snow plow clears the snow off the road up to the edge of, and over the blocks. In addition, the road is very twisty and vehicles hug the side of the road. Therefore, in winter Glacier Drive is for travelling by car or bus but not for walking. When the snow melts I have seen people walking down behind the concrete blocks, but by that time, the snow is melting off the slopes so it is safer to walk down the ski-runs.

Summit Lane Viewed from the Magic Chair on Blackcomb Mountain

There are seven houses and one duplex located on Summit Lane, and yet only two can be seen from the Magic Chair. I call this chairlift, a tortoise because it is painfully slow, and very old. However, it does the job because it services the Magic Run which is for all beginners. I shot this two minute video in February 2020 and it shows you the privacy of Summit Lane. Big Timber Court, Kadenwood Ski-in/Ski-Out Trail

This video on the ski-in/ski-out trail to and from Big Timber Court is the last in this series of Kadenwood videos. No particular reason that it is last, as Big Timber Court was in the first phase of the Kadenwood development. To understand all that this neighbourhood offers, please visit the Kadenwood page on this site.

The Small Enclave Called Big Timber Court

Big Timber Court is a favourite of mine for the following reasons:

  • Only five strata lots;
  • Three strata lots are completely out of sight from anyone travelling up Kadenwood Drive;
  • Unobstructed views as Big Timber Court is on the southern edge of Kadenwood;
  • Three homes are already built, and the other two are lots, yet to be developed;
  • Easy walk to the ski-in trail leading to the Lower Peak to Creek run on Whistler Mountain.

Kadenwood is a wonderful location in Whistler. I spent a lot of time up there last year, and got to appreciate again what a stunning location it is. Anyone who is seeking privacy, solitude or a ski-in/ski-out access to a world class mountain, surely must be considering this area.

Kadenwood Drive Ski-in Ski-out Trail Whistler’s Long and Winding Road

Due to the length and the winding nature of Kadenwood Drive, there are a few options for ski-in ski-out trails. Kadenwood Drive in the neighbourhood of Kadenwood is a continuation of the road which leads up from Bayshores. At the entrance to Kadenwood, the neighbourhood, or bareland strata development begins. That is where our Kadenwood Drive starts. If you are looking for a wealth of information on Kadenwood, please check out the Kadenwood page on this site.

Location

If you have watched any of my videos you will have heard me say that listing agents tout all houses in Kadenwood as being ski-in ski-out. My response to this has been, yes, but some are more ski-in ski-out than others, and the houses on Kadenwood Drive are a perfect example of this.

The video, one in a series that covers all the locations in Kadenwood, showcases the houses which look north over Alta Lake. These homes are fortunate to also view the lights of Whistler. This is a wonderful and interesting view. In addition, these homes have a trail that runs along the back of the houses. This trail is featured in the video.

History of Kadenwood

Kadenwood Drive was one of the first phases of Kadenwood to be developed and as such, a lot of these homes were built by developers. Beautiful homes built to the size allocated by the council of the day in the Resort Municipality of Whistler. Twenty years, and several municipal councils later, much has changed, and not only in the size of the allowable build.

Ski-in Ski-out Trail to the Houses on High Point Drive

The houses on High Point Drive have a couple of options for ski-in ski-out trails. One of these trails is featured in my video below. In other words, I feature the trail that better serves the houses which are closer to the Kadenwood Gondola. This is not because of an easy download on colder mornings, but due to the quality of the trails leading to and from High Point Drive. In essence, this location is ideal for all levels of skiers or boarders, especially beginners.

From the video you will see that the trails leading into and out of High Point Drive are of a nice gradient and are wide. In summary, a house on High Point Drive has an excellent ski-in ski-out access.

Luxury Houses on High Point Drive

There are no more vacant lots on High Point Drive. In other words, if you are loved the ski-in ski-out trail for this location, then we need to discuss your options. That is to say, we may need to find you a house which is not listed for sale. Consequently, we would need to talk.

Your Ski-in Ski-out Options within Kadenwood

By understanding your options within Kadenwood, you will come to appreciate that there are many choices for ski-in ski-out access. However, all the ski trails have a different gradient and width, and certainly should be a component when you are deciding upon a house in this location. Have a look at the Kadenwood page on this site.

Another area which may suit your needs is the ski-in ski-out location of Summit Lane which is on the slopes of Blackcomb Mountain. Summit Lane is in the Benchlands of Whistler and as such is within walking distance to Whistler Village. Ancient Cedars Lane Ski-in Ski-out Trail

The ski-in ski-out trail for Ancient Cedars Lane in Kadenwood, takes a route which passes by the houses on this Lane. This ski trail is wider than other trails in Kadenwood. Except for brand new beginners, the trail is suited to all levels of skiers and boarders. For the beginner, I would suggest they either walk, or they drive up to the Kadenwood Gondola for download. It will be less stressful, for all involved. For the residents of Kadenwood, parking is allocated in the Gondola parking lot, so it is a simple solution for the beginner.

Ancient Cedars Lane Views

The benefit of Ancient Cedars Lane is similar to Heritage Peaks Trail. The road is only there for the owners on that street. No-one is driving along Ancient Cedars Lane in order to get somewhere else. When the ski season has finished, you can take your mountain bikes on the ski trails. From Kadenwood Drive down to Creekside is a service road. This is a smoother ride than the path from Heritage Peaks Trail down to Creekside.

Heritage Peaks Trail Ski-in Ski-out Trail

The ski-in ski-out trail which leads to Heritage Peaks Trail in Kadenwood is featured in the video below. At first viewing the ski-in ski-out trail may look very similar to the route shown in the Trails End Lane video. However, there is a section which is very different and as such it was important to give Heritage Peaks Trail buyers their own video. There are six videos in the Kadenwood ski-in ski-out series. In addition, there are other videos about the neighbourhood, the strata, and the road up to Kadenwood. Please check out the Kadenwood page on this site for wonderful information and videos.

Location of Heritage Peaks Trail

Heritage Peaks Trail is a quiet location within the Kadenwood development. Anyone driving into the area of Heritage Peak Trail is because they live in this location. You would not pass through Heritage Peaks Trail to reach another area within Kadenwood. Buying in this location is because of the views, or for the great access to the ski-in ski-out trail.

In my opinion, the proximity to the ski-in ski-out trail would be a very good reason to buy in this location. However, that is based on everyone being as keen on skiing as I am. The other option for family and friends who are beginners, or a bit timid on the slopes, would involve the car. That means that you would be driving to the Kadenwood Gondola Station for download. In that area there is a gentler slope for beginners, leading to the Lower Peak to Creek run. From there is it off down to Creekside Gondola for Upload. It all depends how ski-in ski-out you want the location to be.

Trail’s End Lane Ski-in Ski-Out Trail

Ski Home To Trail

From the video of me skiing this trail, you should notice the width and gradient off the trail. The trails leading in from Lower Peak to Creek on Whistler Mountain are suitable for any level of skier or boarder. With practice, the skier will get up enough speed to get to the top of Kadenwood. From there, the trail is a converted road, so it is a smooth run down to the Piston Bully shed and on to Trails end Lane. However, the part of the trail which could be a concern for any beginner is the path to Creekside. Have a look at the video and you will see what I mean. If you are an intermediate skier or boarder, any part of this trail will be most enjoyable.

Google Map Of Trail’s End Lane

Google last flew over Kadenwood around 1999 when Trail’s End Lane was just a twinkle in the developer’s eye. Looking at the Google map, it is difficult to determine which ski-in ski-out trails will lead your home on Trails End Lane. Telling clients about the ski trails proved to be difficult for me, as I could tell they were not imagining what I was seeing in my mind. That’s why I decided to shoot these Kadenwood videos, to help my clients understand what a wonderful location Kadenwood is. Ski-in To Estate Home At 3827 Sunridge Drive

The ski-in trail off Whistler Mountain stops next door to this estate home at 3827 Sunridge Drive. Although the listing realtor has used the term “estate home”, I want to be clear, the house is not on an estate lot. Sunridge Plateau has large lots, but nothing near an acre. Should you be looking for a magnificent home in the mountains, then this one is calling your name. If you are looking for an estate lot, there are some, but none which are ski-in ski-out.

Looking at the photo gallery below, it is easy to see that this house was built in a style which one would call traditional. Back in 2002 when this was built, this architectural style was very much in vogue. The use of heavy stone masonry, huge cedar timbers and lots and lots of wood work. Even the kitchen was built to last a lifetime. If you drive around Sunridge you can spot the houses from that era, when quality was king. In summary, Sunridge is a development of very expensive, high quality houses, and as such is an area worth considering.

Close to the Kadenwood Gondola 2952 High Point Drive

The location to the Kadenwood Gondola becomes a priority when deciding on 2952 High Point Drive over a brand new house on, for example, Heritage Peaks Trail. I encourage my clients to consider the mobility and ability of each family member both on and off the slopes when contemplating the purchase of any real estate in Whistler. This is especially true for ski-in ski-out property. One house in from the intersection of High Point Drive and Kadenwood Drive, it is a very short walk to the Kadenwood Gondola station. This bodes very well with your guests, as they can easily make their own way to the gondola without you having to drive them anywhere. It is a very convenient, year-round location.

Does The Strata Have Influence Over A Bare Land Strata Lot?

First of all, let’s answer the question, what is a bare land strata? On the registered bare land strata plan, there will be no buildings shown within the lot lines. In addition, the strata plan, will have the words bare land strata on the plan. Sounds simple, and it is, but remember that to find out you always check the registered strata plan. For example, Kadenwood, Sunridge, Horstman Estates and houses in the Snowridge Crescent development are all bare land stratas. The houses in the Ridge and the Heights at Taluswood, are not. Sunridge House For Sale Walking Distance to Whistler Village

One way to describe 3855 Sunridge Court is as a timeless, luxury house for sale which is walking distance to Whistler Village. It may not sound it, but this is a rare property indeed. There is a handful of real estate in Whistler which can be described as a luxury, detached home within easy walking distance to the village. All this without crossing the highway. Actually, most of the properties which fit that description are in Sunridge. I chose that description rather than raving on about the magnificent mountain views from every room in the house. When buyers are considering the purchase of a luxury home in Whistler, they are typically expecting a mountain view, although this mountain view is remarkable. In addition, there is an expectation that the property looks as though it is worth the $8.9M price tag. There is no one who would look at these photos and not see what a stunning house this is. This brand new house has been built at a high point of the Heritage Peaks area and as such it is above the neighbours. I have shown several houses in this location within Kadenwood to buyers, and this one stands out because of the panoramic view. The view is expansive from the decks and you can see the Tantalus Range to the south and Sproatt and Rainbow Mountains over to the west. Not every home in Kadenwood has this panoramic view.

Before I tell you the features and benefits of 2928 Big Timber Court, Kadenwood, let me give you some background. Over the summer I hiked the trails of Kadenwood again to see if anything had changed that I should be aware of. That effort always makes me appreciate the Kadenwood houses and their unique ski-in ski-out locations. Have a look at the video entitled Kadenwood Ski Trails. In the video I speak about the ski access trails which run in, through and out of Kadenwood. Some houses have a better ski-in ski-out access than others. Which leads me to this post on a lot for sale in Kadenwood. Finding land for sale in Whistler which is ski-in ski-out is rare as it has all been sold. Most of the lots you see for sale are being resold, that means they are not being sold by a developer.

Sunridge Plateau Ski-in Ski-out Access

This video about Whistler’s Sunridge Plateau ski-in ski-out access is essential for anyone considering this neighbourhood. Google has not sent a satellite over Whistler for almost 20 years. Therefore, when you look at my Google Map of Sunridge, it looks underdeveloped. I assure you it is almost fully developed. Keep reading this page for information on a ski-in ski-out lot for sale in Sunridge as of the time of writing this post.

Which Areas in Sunridge Plateau have Ski-in Ski-out Access to Whistler Mountain?

If you are reading this blog prior to watching the video, I will get straight to the point. The only area in Sunridge or Sunridge Plateau as it is also called, is at the very top of the development. On the last stretch just before the road comes to an end there are a few private driveways which veer off Sunridge Drive. These properties are above the traverse that comes off the Olympic Run on Whistler Mountain. This means that those fortunate residents are high enough up to be able to ski or board down toward that traverse. By schussing along they can make their way from their house, back on to Whistler Mountain’s Olympic Run. From there, it is a short schuss down to the Whistler Village Gondola, the Blackcomb Gondola and the Fitzsimmons Chair.

In the above video I refer to the Google Map of Sunridge which show the ski-in trails off Whistler Mountain. These trails end at the north end of Sunridge and also at the south end of Sunridge. There are no ski-out trails for those houses on Sunridge Drive or in Sunridge Place because they are too low down to catch the traverse off Whistler Mountain, I mention in my video. Ski-in Ski-Out Vacant Land For Sale in Sunridge

Are looking for a ski-in ski-out, brand new, detached house, which is walking distance to Whistler Village? This may be an opportunity for you. There is a vacant lot at the top of Sunridge. Although it is not listed, I understand that the owner may still be interested in selling. The vacant land was previously listed for $6.9M. Please call me if you are not working with a realtor.

Kadenwood Ski Trails

I have written a lot of posts about Kadenwood. However, this effort to show you the Kadenwood Ski Trails which run in, through and out of the development have been a challenge. I have now solved that challenge by creating a Google map of Kadenwood ski trails. It is important to notice the directional arrows on the map. Have a view of this short video that explains why understanding the ski-in ski-out trails of Kadenwood is important. However, it is only the first step in understanding Kadenwood. I have walked these trails and taken photos so I am confident in the direction of the blue runs. It really is important to understand your options, before you get too focused in your search. Everyone has a different tolerance to the meaning of ski-in/ski-out. There is no doubt that I can tell you the best locations to suit your tolerance to walking instead of schussing. The marketing efforts of each listing agent, promotes the ski-in/ski-out access for every listing in Kadenwood. In essence, some lot locations are more ski-in/ski-out than others. The Kadenwood page on this site, has received lots of views. Information is added to this page so that you can continue to learn about the area instead of relying on your realtor.

Vacant Land For Sale in Kadenwood

At the time of writing this post, there are two lots listed for sale in Kadenwood. One is in Big Timber Court. After doing all the research on ski-in/ski-out access trails, I am amazed that this property is still available. If you are interested in building in Kadenwood, please call me to discuss your options.

Tourist Accommodation Zoning

All of Kadenwood is zoned as tourist accommodation. This means that you legally have the option for nightly rentals. Right now, there is no vacancy tax in Whistler, so if you buy the house and it sits empty all year, there is no penalty. If the time ever comes where the federal or provincial government puts that tax into effect in Whistler, you are covered. Renting out nightly might be a good option to avoid paying extra taxes.

October 2019 Whistler Houses Sold Over $3M

When you have a look at the following chart it is simple to see that there has been decline in the number of houses sold over $3M, YTD in 2019 over 2018. Year to date (YTD) is from January 1, 2019 to September 30, 2019.

The sales stats were compiled to help those who were considering a detached house, which was ski-in/ski-out on Whistler Mountain or Blackcomb Mountain. Those detached houses used to be sold around $3M back in 2014 when I started this website. Now, those houses start at $5M, but the statistics are committed to a $3M starting price.

Kadenwood Gondola

There is something about the Kadenwood Gondola which sets the tone for the Kadenwood neighbourhood. It is pretty obvious that when a development has its own gondola, those properties are owned by highly successful individuals. Owners who expect privacy, ski-in ski-out access, mountain vistas, and huge, brand new homes. In addition, because time is precious, they want quick access to all Creekside has to offer…and why not!

This video will take you on a the Kadenwood Gondola so that you can see for yourself that it is a 5 minute journey. In addition, notice the proximity to the Creekside Gondola. Traveling by gondola is a great way to stay warm on a winter’s day, until you get to the Red Chair and then it is time to get going!

Since Google has not passed by to provide a Google Maps street view of Kadenwood Drive, Whistler, I decided to take this on myself. The reason I wanted to do this, was to help those who are considering the purchase of a brand new house which is ski-in ski-out. Now, that may sound simple: let’s find a brand new home , which is 5,000 sq. ft. plus and it has to be ski-in ski-out. In essence, it is simple, it is Kadenwood and nowhere else in Whistler.

Kadenwood Strata

This is the first in a series of videos about Kadenwood. My first video is focused on two points. Firstly, what do the Kadenwood strata fees cover? Secondly, how effective is the strata council? Kadenwood is a 60 strata lot development, 1000 ft up on Whistler Mountain and it is accessible by its own gondola. There is also a scenic road which is a five minute drive up to the Kadenwood Development. I will feature that road on an upcoming Kadenwood video. From this property, the access trail to and from Whistler Mountain starts and ends at the back door of the house. 4914 Horstman Lane

4914 Horstman Lane is located in Horstman Estates on Blackcomb Mountain. Buyers call me when searching for a ski-in ski-out, detached house walking distance to Whistler Village. Unfortunately, I am the one who crushes their dreams. I have to tell them that Horstman Estates is not ski-in ski-out, it is only ski-in. There is a wide ski-home trail off Blackcomb Mountain which means that in order to get to the slopes you would either walk, drive or take the bus. Considering the bus ride is a direct 3 minute ride away, you should always consider the privacy of Horstman Estates. This lovely property is at the entrance to Horstman Estates, and to me that is a benefit. Please watch the video and see it you agree.

Whistler real estate offers very few ski-in ski-out houses for sale on Whistler Mountain or Blackcomb Mountain. Yet, you may be determined to purchase close to Whistler Village. If so, there are basically 10 ski-in ski-out detached houses in the Benchlands which are within walking distance to the village. Some clients are still encouraged by this. Unfortunately, I have to shatter their dreams and explain, yes there are 10 or so, but they are not for sale. In addition, the owners of these properties can basically write their own cheque, because someone always has the budget to pay for what they are selling…if they ever sold it, that is.

Granted, it is more rare on Blackcomb Mountain. 2578 Snowridge Crescent is an opportunity to own a piece of Whistler and be proud of your real estate estate decision. Luxury Ski Home On Blackcomb Mountain

Sounds like a dream “Ski home from Blackcomb Mountain”, and to most it will be. However, this luxury ski home on Blackcomb Mountain has a wide ski trail which ends basically at the front door. In addition, the house is in a private setting which is only a short walk to Whistler Village. With 6 bedrooms, and 5.5 bathrooms, this 5,200 sq. ft. house at the end of Blackcomb Way is one of three houses in a private enclave. All three houses are zoned residential, with no allowance for nightly rentals.

Ski Home Trail to the Front Door

Skiing home after a day on the slopes is very easy as there is a wide trail off Blackcomb Mountain that leads to home. The trail that takes people past Horstman Estates and on to Horstman Lodge, then Treeline, and finally into this private enclave.

Access to Blackcomb Mountain

Getting to the slopes is very simple, the bus stop on Blackcomb Way is less than 100 yards from the front door. This location means that it is very convenient to get to Whistler Village and a 5 minute bus ride to get to the slopes. The bus runs every 15 minutes and it is a complimentary bus service for the area. This means you can hop on and off the bus, and you do not need to buy a ticket.

Private Location

Apart from schussing home to your door, the best part of this location has to be the privacy. With privacy comes peace and quiet, as no nightly rentals are permitted in this enclave. All three properties are zoned residential.

Sales Activity in the Benchlands

By now, if you follow my blogs, we all appreciate that there are a limited number of luxury ski homes. There are very few homes which have either ski-in and/or ski-out access. Therefore, the owners of this luxury ski home on Blackcomb Mountain have listed it for $14,888,000. Their neighbour, one of the other two houses, had his property listed for sale for $14,999,000 in 2017, when the market was at its peak. However, that house did not sell, and is now off the market. Whistler Luxury House Sales in 2018 Compared to 2017

Whistler Luxury House sales in 2018 compared to 2017 either with or without ski-in and ski-out access dropped by 34%. This drop was the same in volume sales dollars, and in the number of transactions. From the chart below, 2017 definitely was the peak of the market. In addition, 2017 was a sellers market, with 2018 being touted as a balanced market.

If you you look at the numbers in the bracket, they show the number of ski-in ski-out luxury houses which were sold in each year. It doesn’t surprise me that there were less sold in 2018. The inventory was so limited in ski-in ski-out homes that it would really take a lot to part with your Whistler home. I approached owners to ask if they were thinking of selling. The typical response was “…where would I go?” If you own a home with ski-in ski-out access you own the best property in Whistler. There is always going to be someone who wants a lovely home, with easy access to and from the slopes.

The Vail Effect

I was contacted by more American buyers this year, than in the past ten years. Yes, there has always been one or two US buyers each year, but this year there were many more. I put this down the marketing power of Vail Resorts, featuring Whistler Blackcomb as the jewel in their crown. The best part of working with American buyers is that they are knowledgeable about the ski product. In addition, they always appreciate the value of ski-in ski-out property…I like them a lot!

Views on 2019

The luxury home market is one that is difficult to predict as the product over $7M is not as liquid as a townhouse priced at $1.5M. This is obvious as there are a lot more buyers in the other end of the market. One thing I do know, is that the sellers still believe in the value of their Whistler property, regardless of the market conditions. Sellers take the approach that they have a property of value, and if you want it, you will have to pay them what they want for it. You need an experienced, Whistler realtor, like me should you decide to purchase at this level. It really takes a lot to negotiate with this type of seller.

Insurance of Whistler Real Estate

Insurance of Whistler real estate is a vital part of any property purchase. The contract of purchase and sale confirms that you are legally bound to insure your property effective 12.01 am on the date of closing. Mortgage funds will not be transferred until the bank has documentation which states the insurance is in place. Thankfully, there are a lot of safe-guards to assist the buyer, apart from me calling every day to ask if you have purchased insurance yet!

Kelly C. Hill of the-co-operators insurance and David Livesey & Associates, is my insurance contact in Whistler. I asked Kelly the following questions recently and I know you will be interested in her responses.

1) What is the best type of insurance of Whistler real estate zoned for nightly rental?

This can fall under commercial rooming and boarding insurance. The main benefit to the insured, is the loss of income portion. This is well received by those who have bought the property depending on the income to retain the property. There are several components to this insurance.

2) Does insurance of Whistler real estate zoned for month to month rental different from nightly rental insurance?

Commercial rooming and boarding insurance also applies in this case.

3) How do you determine the insurance fee for a house renting to tenants on a month to month lease?

The rate is based on several points, especially the number of people living in the house. However, it is not unusual for us to come out to inspect the property in order to determine the rate. Furthermore, the insurance policy rate stays in place for a year.

4) When tenants are added to the house what happens to the insurance policy?

The rate stays the same for a year. However, there is a reasonable capacity for any house, so the number of tenants should be considered by the owner.

5) What about unauthorized accommodation in a house? Do you have a policy on that?

We are not the by-law, we insure the property.

6) Is honesty the best policy with the insurance company?

Absolutely, tell us everything and we can get you the best insurance protection.

Insuring your property should be a priority for any buyer. When a client buys a house, I obtain the current insurance details from the listing agent. Sunridge Plateau Ski-in Ski-out or Not?

Ski-in Ski-out Sunridge Plateau Whistler BC

Ski-in Ski-out Sunridge Plateau, Whistler, BC appears in many real estate listing descriptions of this development. Unfortunately, it may be true for some properties at the very top of the neighbourhood. Those are properties (which are not listed for sale, and may never be listed for sale) are ski-in ski-out. For the rest of the development it is strictly a ski-in or to be super clear, a ski-home to your house. However, don’t let that put you off considering Sunridge Plateau. There is still a lot of merit to owning in that development. The location to Whistler Village is certainly a key factor, and the ski-home trail at each end of the development is also big plus.

Some real estate listings advertise that Sunridge Plateau in Whistler, BC is a ski-in ski-out location. It doesn’t look like it from Google Earth…what’s the deal?”

Sunridge Plateau in beautiful Whistler, BC is a neighborhood of large, high-end, luxury homes situated on Whistler Mountain. The neighborhood is touted by several real estate agents as being in a ski-in ski-out location. Unfortunately, this is a stretch. No denying that there is access off Whistler Mountain leading into Sunridge Plateau. I have marked these trails on a Google Earth Map, and added the direction of the trail. I have walked these trails, and as a solid intermediate skier, take it from me, these are ski-in runs only for all the houses on the edge of Sunridge Drive, and Sunridge Place. There are no ski-in ski-out trails in Sunridge Court.

Ski-In to your Front Door from Whistler Mountain.

The best ski-in access is when you own a property close to these marked ski-in trails. It is not as convenient if you don’t. Sunridge Plateau is built on the side of the mountain, so it would be tricky navigating the neighbourhood in ski boots. The development is wide so that if you are in the middle of the development and the ski-home trail is at either end, it is still a significant walk home. However, it is simple for someone to jump in the car and pick you up within minutes at these access locations.

Ski-Out to Whistler Mountain from Sunridge Plateau

This is another matter. Watch the first video above and you will see that I am not convinced that this is a ski-out trail. I have highlighted the map with the steep section, and it really is steep. Some people may be able to climb this un-groomed trail, but young children and those of an intermediate fitness level will not…simple as that.

Do any Sunridge Plateau Properties Have True Ski-In & Ski-Out Access?

There are a few locations at the very top of Sunridge Plateau which could be called true ski-in ski-out property. Please note, the above Google Earth map was taken years ago, and Sunridge Plateau was approximately 80% built-out by the end of 2017.

What Property Management Services Are Available to Me?

All you have to do is Google property management services in Whistler. There will be a good selection of companies.  When you purchase a condo there may be a front desk management company. That is your first point of contact to manage your condo. If there is no front desk, then there will be several management companies involved with the building, so choose the best fit.

What is a Strata Form B?

Strata Form B is a Requirement of any Whistler Real Estate Contract

What is a Strata Form B? Is a typical question I get asked with every buyer I work with. The strata Form B is a financial snapshot taken on a specific date of both the particular strata lot or unit, and also the strata corporation. Every condominium building and every townhouse development is run by a strata. The ski-in ski-out homes on Snowridge Crescent also have a strata. So, the Form B is a regularly requested document.

Once the offer has been accepted, the form B is prepared by the strata manager. It is then signed off by the strata management company, i.e. the company hired to manage the building and land.  It can also be signed by a someone on the strata council, i.e. the group of owners elected to represent all the owners and liaise with the strata management company.

What type of Questions are on the Form B?

The Form B answers a lot of questions for a buyer, e.g. is the parking stall(s) assigned? Is there a storage locker for the unit? The questions pertaining to the strata ask for confirmation as to any judgements or legal proceedings against the strata. Furthermore, it asks for financial and budget figures.

Acting as your real estate agent, I really want you to know the answer to these questions before writing an offer. Typically, the listing agent does not order the Form B until an offer is accepted. This means that it can be tricky getting this information in advance. In that situation, the receipt and approval of the Form B is written into the contract as a subject. This is a condition which must be satisfied by the buyer.
