SUMMIT LANE-Blackcomb Mtn.

Ski-in/Ski-out Luxury Homes on Summit Lane

Summit Lane on Blackcomb Mountain is a private enclave of seven houses and one duplex. Located at the top of Glacier Drive just before the entrance to Base II. this is an enviable location. In addition, each house is within a short stroll of the ski-in ski-out to the Magic Run.

For those scouting for a detached house with ski-in and ski-out access, Summit Lane is the only location which offers you 1) a detached house; 2) ski-in ski-out; and 3) walk to Whistler Village. No other location in all of Whistler can offer you those three things. Therefore, those three items make Summit Lane the most sought after location in Whistler with a price tag that reflects the supply and demand.

Civic Address

The civic address map was taken from the Resort Municipality of Whistler (RMOW) website, which is a great source of all sorts of information.

Street View of Summit Lane

I filmed a quick drive through of Summit Lane so you could get a sense of this special location. I did not focus in on the houses as I thought that was getting a bit too personal, time for that when you know this is the location you want to live in.

Sales of Summit Lane Houses

It is rare that these houses are listed for sale. For the record, the last listing on Summit Lane was in July 2006, and that house sold in January 2009. Since then, there was a private sale in 2014 and another private sale in 2020. Despite tremendous equity growth in each of these homes, most owners just do not want to sell, stating “…where would I go after Summit Lane?” Valid point.

The following sales were taken from the Whistler Listing System:

Ski-in Ski-out To The Magic Run

One of the main selling features of Summit Lane is the super easy access to and from the Magic Run. Summit Lane is in the A+ group for ski-in ski-out access, and believe me when I tell you, not all the ski-in ski-out trails are as simple as this one. If there has not been a lot of snow and this trail is hard-packed, it is still very manageable for all levels.

Strata

Developed in 1999, Summit Lane was termed as stratified. It is rare in Whistler that we have a strata houses. Mostly, the strata pertains to townhomes, condominiums and bare land. The beauty of the strata is that you are only dealing with 7 other owners. I expect those owners are very willing to cooperate with each other, as they all share the common property surrounding each house. Have a look at the Registered Strata Plan LMS3809 which will explain more about the size of each house and position within the development.

Zoned for Nightly Rental

All of Summit Lane is zoned as Tourist Accommodation (TA) which means that nightly rentals are permitted. However, although the location is deemed TA, I seriously doubt anyone is renting out their $15M home on AirBnB. In other words, if there are any rentals they will be scrutinized by the rental manager who will be watching that house like a hawk, and I know just the hawk if you need a referral. For more information on the zoning please click on the link to read the Zoning RT8.

Transit to and from Whistler Village

This location has several ways to get to Whistler Village: 1) ride the gondola from mid-station; 2) walk down the front of the Magic Run; 3) bus or taxi or car.

Ride the Gondola to and from Whistler Village

The ideal way to get to and from the village is to use the Excalibur Gondola which runs in winter as long as Blackcomb Mountain is operating. The Excalibur Gondola services upload from Whistler Village. Blackcomb Mountain usually operates until the end of May which is a month or so after Whistler Mountain closes usually mid-April. To see how simple it is to get to and from Whistler Village, please watch this video. Did I mention it is a 5 minute walk from the entrance to Summit Lane to the mid-station and from there a 3 minute ride down to the village. Best part is, you do not need a ticket or pass to download or upload on this stretch…watch the video, it should answer your questions.

Walk To The Upper Village

This video will show you that walking down The Magic Run to get to the Upper Village is a simple route outside of the ski season. From the Upper Village it is another easy 5 minute walk to Whistler Village.

Transit and Taxi Service

There is a bus service that runs up and down Glacier Drive on a regular schedule, and stops just past the entrance to Summit Lane on its way to and from Base II. The best way to familiarize yourself with the bus system is to start off at the bus transit station close to the Pan Pacific Mountainside. For more information on that bus schedule click BCTransit.com/whistler. Taxi service would be very quick and will probably cost you around $15.

Questions About Buying in Summit Lane?

The main question, you will have for me when you call about Summit Lane, is “do you know if anyone is selling?”, and that is a long conversation. In the meantime, you may be interested in viewing the Buying Process page for a step by step guide to buying real estate in Whistler.
