“The Greystone Lodge is tucked away off Spearhead Drive, in a quiet location. The walk to the slopes is longer than the access from the Woodrun or the Aspens, but lots of people ski-in to, and ski-out from the Greystone. Several of the condos have a “lock-off” which means that for some of the 2 bedroom and 2 bedroom & loft units, there are two doors to the hallway.  The configuration of these units have a door to the one bedroom suite including living room, kitchen, bathroom. There is an adjoining door to a second bedroom and bathroom which also has a door to the hallway. The benefit of this layout is that you are able to rent out one side while using the other side for yourself.” – Marion.

About the Greystone Lodge

The Lodge has a lot going for it. It is one of Whistler’s smallest, condo properties which is zoned for nightly rentals.  This property, like the Woodrun is located far enough away from Spearhead Drive, that you shouldn’t hear any traffic noise. If you are looking for a property in the Benchlands which gets a lot of sunlight, then consider the Greystone. Some of the condos have great mountain views. There is a communal laundry room on the first floor. I have seen condos in the Greystone with a washer/dryer, but it is not a given that you will be able to add a washer/dryer to your unit. Any upgrades you want to do to your unit must be approved by the Strata council in advance. Return to table of contents.

Building Details about the Greystone Lodge

Built in 1989, the property has 1, 2 and 2 bedroom and loft suites. Please note, some listing agents will post a 2 bedroom and loft as a 3 bedroom, when it is still a 2 bedroom and loft. There are 51 condo units and the building is zoned for nightly rental, if you want to choose that option.

Several of the units have a “lock-off” which means that for the 2 bedroom and 2 bedroom and loft units, there are two doors to the hallway.  The configuration of these units have a door to the one bedroom suite including living room, kitchen, bathroom. There is an adjoining door to a second bedroom and bathroom which also has a door to the hallway.  The idea was that you could enjoy one part while renting out the other part of the suite.  There is a heated outdoor swimming pool, an indoor and an outdoor ski/board, and bike storage and secured underground parking.  The Lodge is on the transit bus route for free village shuttle (see table of contents). Return to table of contents.

Front desk at the Greystone Lodge

The front desk at the Greystone is staffed at selected times.  It is operated by Acer Vacation Rentals. If you use another rental management company, the front desk will be little use to your guests if they have any service issues, but then it has to be open to provide any service at all. Return to table of contents.

Non-resident of Canada buying in Whistler*

It is very simple to buy a property in Whistler when you are a non-resident. I have copied pg. 7 of the Buyer’s Guide (see table of contents above) which was supplied by a local law firm, Race & Co., so you can read the section on non-residents. Their advice is to open a bank account in Canada as soon as you start thinking about buying a property.  Also, have a lawyer notarize your identification, well in advance of purchasing…I will walk you through this when we connect. Revenue and nightly rates of Whistler real estate


This chart shows the revenue examples for all types of Whistler ski-in ski-out real estate*. Please note, this is the same example posted on each page. Like the Aspens, and the Woodrun Lodge and Greystone Lodge condos are ideal for generating revenue year round simply because of: the year-round swimming pool; the two, year-round hot tubs; the ski-in ski-out location (see ski-in ski-out access below); and the easy walk to the Village, in all four seasons.  You can use any rental management company you wish, or you can self-manage your condo, if you have the motivation.For nightly rental rates on this property and other ski-in ski-out properties your best bet is to check out and the other nightly, rental by owner sites. A useful public website to look at is This site is initially a little tricky to navigate, but it will give you the current year and last year’s assessed value of the property, and the sales over the past year.

Ski-in ski-out access at the Greystone Lodge

There is a short walk or if the paths are covered in snow, you can easily travel between the Greystone Lodge and the Wizard run. The ski-slope leads down to the Wizard Express, a quad chair with a bubble cover, at the base of Blackcomb Mountain.  The Blackcomb Mountain world-class groomers do a great job of moving snow around on these lower slopes.  This means that the properties located on Blackcomb Mountain remain a true ski-in and ski-out even if the snow has started to disappear from the lower slopes in Spring. Return to table of contents.

Strata minutes at the Greystone Lodge

  • I have seen condos in the Greystone with a washer/dryer, but it is not a given that you will be able to add a washer/dryer to your unit. This is something you would have to get strata approval for.
  • Strata Council must be notified of any long-term rentals.
  • One dog, or one cat is allowed.
  • There was a Depreciation Report completed in July 2014.

I am not permitted to post the strata minutes on this site, as they are not deemed public information. The listing agent is not obliged to order the strata minutes until there is an accepted offer. I recommend my clients to read the strata minutes before writing an offer so that we know of any assessments coming down, and so that if there is a Depreciation Report, my clients have a good understanding of future repairs.  Return to table of contents.

Strata storage at Greystone Lodge

In-suite lockers: Each condo has an in-suite storage locker, which is really a small closet which has a lock installed, and the owner would keep the key.  The kitchen is typically a decent size so if the owner wanted to take a kitchen cupboard and add a lock to it, it would serve as another storage space within the condo.

Ski/board storage: Greystone Lodge has a room on the 1st floor which contains a locker for each condo and provides easy access to the path that leads along to the slopes. This is principally for the use of guests, or for owners who do not rent out their condo.  When the owners are renting out their condo, they would move their equipment to the owners’ lockers.

Owner storage:The strata created a secured area and built a storage locker for each condo. Each locker is roughly 4 ft. wide x 7 ft. deep and 7 ft. high. Certainly large enough to hold an expensive bike.

Bike storage: There is secured room which has been designated for bike storage. All owners have access to this bike room. However, the bike room seemed a lot more secure than the typical cage in the parking lot. Typically the strata requests that the owners bikes are removed at the start of the ski season. Bikes are not encouraged to be stored in the condos because of the potential damage to the hallways. Return to table of contents.

Transit bus service to/from the Greystone Lodge: 

The location of the Aspens is an easy walk to the Base of Blackcomb and from there to Whistler Village.  There is a free, village bus service which has a route through the Benchlands. TW Tourism Whistler Fee for slope-side property*

Tourism Whistler has provided a detailed document which answers the question, “What are TW fees?” These fees are paid by each owner of a property located on Resort Land. The document also provides an overview on the purpose of Tourism Whistler. Make sure you refer to the page entitled: Resort Land Properties Subject to Restrictive Covenants for a list of properties in Whistler which have a rental restriction. Pertaining to this website, it means that for the owners in the Aspens, Le Chamois, Telemark and Woodrun, even if you live in the property, you still have to pay a commercial TW fee. For all other ski-in ski-out properties on this site, you would get a break on the commercial fees, as the other properties on this site are not subject to the restrictive covenant with rental pool requirements.
