About Houses in Taluswood

Taluswood is composed of predominately luxury townhouses.  However, there two luxury houses in the Heights and two in the Ridge. The address for the Heights is 2324 Taluswood Place and for the Ridge, it is 2269 Nordic Drive.

Taluswood was built in a quiet, almost remote area which is close to 1,000 ft off the Valley floor. Kadenwood has set the record for being the highest development on Whistler Mountain at 1,000 ft above the valley floor.  Taluswood is accessible by car with great ski-in ski-out trails.  The views south to the Tantalus mountains can be spectacular.  Taluswood was a very popular location for the Olympic Ski teams due to the easy accessibility to the slopes, and the distance from the Village! Return to table of contents.

Click the following link which will take you to the Whistler Listings System (WLS) so you can search for listings. In the “search by address” box on the lower left of the screen, type the street address noted above and WLS will pull up all the current listing, plus details of the property and the listing brokerage.

The Real Estate Council of British Columbia (RECBC) permits me and all other agents to show and sell all property regardless of which brokerage has them listed. However, the RECBC only allows agents to cross-market the listings of brokerages which have signed a Reciprocity Agreement.

Please note, every Whistler realtor posts each listing on the WLS, but not every agent posts it on Multiple Listing Site (MLS).

G.S.T.*

A home in the Heights or the Ridge may or may not be GST exempt. It typically comes down to whether the current owner is making the property available for rent on a nightly basis…which the zoning permits. Ultimately the listing agent should obtain from the vendor the GST position on each property. The Canadian Government collects the GST from the vendor. GST is a tricky subject, so I have attached a link to the document summarizing Goods and Services Tax (GST) provided by a local accounting office. Non-resident of Canada*

It is very simple to buy a property in Whistler when you are a non-resident. I have copied pg 7 of the Buyer’s Guide (see table of contents above) which was supplied by a local law firm, Race & Co., so you can read the section on non-residents. Another excellent resource and more in-depth information is provided on Lam Lo Nishio’s website.  They are a chartered accountancy firm in Vancouver. My advice is to open a bank account in Canada as soon as you start thinking about buying a property.  Also, have a lawyer notarize your identification, well in advance of purchasing…I will walk you through this when we connect. Return to table of contents.

The Heights and the Ridge are zoned for nightly rental accommodation. This means that you can legally rent out your property on a nightly basis if you wish., but it is not mandatory, you can keep it all to yourself! Sales

Sales of houses in the Heights and the Ridge since January 2014, posted by all Whistler brokerages:

  • No house sales in the Heights;
  • 6 bedroom/6 bathrooms, 3,980 sq. ft., $3,600,000. Ridge.

The Real Estate Council of BC (RECBC) does not permit real estate agents to post  all the real estate sales. If you want to view past sales, which you should do if you are thinking of buying any property, then contact me, Marion Anderson at Marion@myseatosky.com (604) 938-3885; A public website to look at is www.BCAssessment.ca. This site is initially a little tricky to navigate, but it will give you the current year and last year’s assessed value of the property, and the sales over the past year.

When the terms and conditions have been removed on each transaction, but the property has not changed title, the sales information is posted on WLS by the listing agent.  I re-post this information on the Whistler Ski in Ski out social media pages of Twitter, Facebook and Google+. That is a good way for you to track Whistler ski-in ski-out sales activity. Ski-in ski-out access
  • Heights: Depending on where you own in Taluswood, will determine how close you are to the ski in and ski out trails.  When you have a look at the Google Map (see table of contents) you should be able to view the ski-in ski-out trails. The trails which service the Lookout, also service the Heights, as they are in the same area of Taluswood. The ski-out trail is between the entrance to the Heights and the Lookout, and the ski-in trail ends up in about the same area between the two developments.
  • Ridge: Without a doubt the access to the joint ski-in ski-out trail is very convenient. When I held an open house at #20, which was directly across the lane from the ski-in ski-out access, I saw all ages and abilities of skiers/boarders come up the incline and into the Ridge. Return to table of contents.

I am not permitted to post the strata minutes on this site, as they are not deemed public information. The listing agent is not obliged to order the strata minutes until there is an accepted offer. I like my clients to read the strata minutes before writing an offer so that we know of any assessments coming down, and so that if there is a Depreciation Report, my clients have a good understanding of future repairs. Return to table of contents.

For both the Heights and the Ridge, each house has a double car garage with room on the garage pad, so you have at least 4 spots. Each neighbourhood has very limited visitor parking. Return to table of contents.

Transit

There is no bus service up to Taluswood, so you will be depending on your car, or taxi. Taluswood is too high up Whistler Mountain to walk down the mountain or down Nordic Drive to catch the bus…you just wouldn’t do it regularly. The bus service does run along Eva Lake Road in the Nordic neighbourhood, but it really is too far to walk to from Taluswood.  I have clients who say they could ride a bike up Nordic Drive to Taluswood, and I expect they could…but unless you have recently trained for the Gran Fondo, I would just take a cab or drive. Return to table of contents.
