Painted Cliff is located at 4891 Painted Cliff Road in the Benchlands. This is a prime ski in ski out property which is located high up on Blackcomb Mountain’s Wizard run which leads down to the Wizard Express Quad Chair. Some of the units have views and understandably the closer to slope the more expensive the unit. The units are not overly large but the ski in ski out convenience makes up for that. Communal hot tub, and underground parking, plus a bus stop at the end of the Painted Cliff Road, make this a must see when looking for a ski in ski out Whistler property. .
The smaller 1 and 2 bedroom suites tend to sell for a premium in Painted Cliff. The one bedroom floor plan offers very good space for this type of unit. Having your own exterior door on a one bedroom ski-in ski-out property is a definite plus for this property. Most of the townhouses have a neighbour above or below them. However, there is a row of townhouses in Painted Cliff which are, what I call, a slice…no one is above of below you. If this is what you are looking for, my advice is that you jump on the next one, because they are pretty rare. Return to table of contents.

It is very simple to buy a property in Whistler when you are a non-resident. I have copied pg 7 of the Buyer’s Guide (see table of contents above) which was supplied by a local law firm, Race & Co., so you can read the section on non-residents. Their advice is to open a bank account in Canada as soon as you start thinking about buying a property. Painted Cliff is predominately a winter rental. There is no reason why anyone would rent a Painted Cliff unit in the Summer. There is no swimming pool, and it is not a walk to the Village or Base of Blackcomb location. You will make your revenue here during the ski season…as long as you don’t decide that you want to stay at your property when everyone else does.
You can use any rental management company you wish, or you can self-manage your condo, if you have the motivation. There is a very short walk, 20 paces, from the end of Painted Cliff to the Wizard run on Blackcomb Mountain. This is the ski-in and ski-out trail, and it is basically flat, so if you can walk, you can ski/board it. Return to table of contents.

The following points are taken from the recent strata minutes and bylaws of Painted Cliff:
- This strata seems to be well run and it appears that they have one strata meeting each year plus their annual AGM.
- The strata council has voted down the depreciation report for the third year in a row.
- Pets are allowed.

I like my clients to read the strata minutes before writing an offer so that we know of any assessments coming down, and so that if there is a Depreciation Report, my clients have a good understanding of future repairs. Each townhouse has one assigned spot regardless of the number of bedrooms. In addition there are over 25 visitor parking spots. The only time that I have ever seen any underground garage full is during the week at New Year…the trick there is to park the cars and not move them unless you take the car from your assigned spot. Painted Cliff Road is a quiet road as most people who buy in this location park the car the minute they arrive, and use the complimentary bus service. There is a free, village bus service which has a route through the Benchlands. This service runs about 8 times an hour in winter and just slightly less the rest of the year. Tourism Whistler has provided a detailed document which answers the question, “What are TW fees?” These fees are paid by each owner of a property located on Resort Land. The document also provides an overview on the purpose of Tourism Whistler. Make sure you refer to the page entitled: Resort Land Properties Subject to Restrictive Covenants for a list of properties in Whistler which have a rental restriction. Pertaining to this website, it means that for the owners in the Aspens, Le Chamois, Telemark and Woodrun, even if you live in the property, you still have to pay a commercial TW fee. For all other ski-in ski-out properties on this site, you would get a break on the commercial fees, as the other properties on this site are not subject to the restrictive covenant with rental pool requirements.
