“Stone Ridge is possibly one the best laid-out developments in the Benchlands. It feels low-density and the curb appeal is high. When you consider Stone Ridge, be cognisant of your neighbours, and research if your immediate neighbour is renting on a nightly basis. Each townhouse has the plumbing and wiring for a private hot tub, which is a big draw for short-term rentals. The strata council seems quite involved in the development, possibly because the developers still own in Stone Ridge. Stone Ridge should always be considered when you are looking for a townhouse in the Benchlands.” – Marion.

About Stone Ridge

Stone Ridge, 4822 Spearhead Drive in Whistler, is located on the corner or Painted Cliff Road and Spearhead Drive. The townhouse development is in a quiet enclave, so its easy to miss. It is very easy to walk from Stone Ridge to the Base of Blackcomb: just go down Spearhead Drive and along the trail just above the Fairmont Chateau Whistler.

There are eight, similar buildings in Stone Ridge. The doors at either end of each building lead upstairs to the 3 bedroom units. The 3 bedroom units have 3 stories, which includes the entrance at street level. The other two exterior doors lead into the ground level, 1 bedroom and den suites which are sometimes advertised as a 2 bedroom suite. Each town home has a single carport and a deck, some with their own private hot tubs. Return to table of contents.

Non-resident of Canada buying in Whistler*

It is very simple to buy a property in Whistler when you are a non-resident. I have copied pg 7 of the Buyer’s Guide (see table of contents above) which was supplied by a local law firm, Race & Co., so you can read the section on non-residents. Their advice is to open a bank account in Canada as soon as you start thinking about buying a property.  Also, have a lawyer notarize your identification, well in advance of purchasing…I will walk you through this when we connect. Revenue and nightly rates at Stone Ridge

Stone Ridge does not have a lot of owners who rent their townhouses out nightly. The owners I met that do rent them out nightly, were pleased with the revenue produced.

You can use any rental management company you wish, or you can self-manage your condo, if you have the motivation. Sales in Stone Ridge

Sales since January 2014, in chronological order with the most recent sale at the top, posted by all Whistler brokerages:

  • 2 bedroom/2 bathroom $780,000.
  • 3.5 bedroom/2 bathroom $960.000.
  • 2 bedroom/2 bathroom $575,000.
  • 3 bedroom/2 bathroom $925,000.
  • 3 bedroom/2 bathroom $870,000.

The Real Estate Council of BC (RECBC) does not permit real estate agents to post all the details on real estate sales. If you want to view past sales, which you should do if you are thinking of buying any property, then contact me, Marion Anderson at Marion@myseatosky.com (604) 938-3885. A useful public website to look at is www.BCAssessment.ca. This site is initially a little tricky to navigate, but it will give you the current year and last year’s assessed value of the property, and the sales over the past year.

When the terms and conditions have been removed on each transaction, but the property has not changed title, the sales information is posted on WLS by the listing agent.  I re-post this information on the Whistler Ski in Ski out social media pages of Twitter, Facebook and Google+. That is a good way for you to track Whistler ski-in ski-out sales activity. Ski-in ski-out access in Stone Ridge

The ski-in trail comes to the south end of the Stone Ridge development.  Stone Ridge is on flat ground, so that should be easy for all levels of skier/boarder to get to the access trail. The ski-out access is going to take a little longer…but no longer than hoofing it across the parking lot at Base 2.  I would be tempted to walk up the slight incline that is the ski-in trail rather than walking past the Greystone Lodge to use the trail that those owners use. Return to table of contents.

Strata fees in Stone Ridge

The strata fee on these townhouses is very low in comparison to other townhouses in the Benchlands. Simply because there are no amenities, no underground parking, no swimming pool, no hot tub.  Fees include snow removal landscaping and garbage removal.  Stone Ridge has its own on-site garbage station. Return to table of contents.

Strata minutes of Stone Ridge

The developers and their families still own in Stone Ridge, and for some reason I was encouraged by this.  The strata council do not seem in any rush to have a Depreciation Report prepared. I asked the former developer, who sat on the strata council why they do not retain an engineer to prepare a Depreciation Report.  He replied that the council can see everything about each building (except the roof) by just standing outside the unit, so he didn’t see the need.

Real Estate Agents are not permitted to post the strata minutes on this site, as they are not deemed public information. The listing agent is not obliged to order the strata minutes until there is an accepted offer. I like my clients to read the strata minutes before writing an offer so that we know of any assessments coming down, and so that if there is a Depreciation Report, my clients have a good understanding of future repairs. Return to table of contents.

Each townhouse has a single carport, which houses the vehicle and firewood…nothing else seems to be permitted. There are several visitor parking spots, and there is parking available, at permitted times, on Spearhead Drive. Return to table of contents.

Transit bus service to and from Stone Ridge

Spearhead Drive is a quiet road despite the fact that it is heavily populated with accommodation. Most people who buy in this location park the car the minute they arrive, and use the complimentary bus service. There is a free, village bus service which has a route through the Benchlands, up Painted Cliff Road and down through Spearhead Drive. TW Tourism Whistler Fee*

Tourism Whistler has provided a detailed document which answers the question, “What are TW fees?” These fees are paid by each owner of a property located on Resort Land. The document also provides an overview on the purpose of Tourism Whistler. Make sure you refer to the page entitled: Resort Land Properties Subject to Restrictive Covenants for a list of properties in Whistler which have a rental restriction. Pertaining to this website, it means that for the owners in the Aspens, Le Chamois, Telemark and Woodrun, even if you live in the property, you still have to pay a commercial TW fee. For all other ski-in ski-out properties on this site, you would get a break on the commercial fees, as the other properties on this site are not subject to the restrictive covenant with rental pool requirements.
