Woodrun, 4910 Spearhead Place, Whistler, B.C.
Woodrun, 4910 Spearhead Place, Whistler slope-side on Blackcomb Mountain is one of the few concrete buildings in the Benchlands. The benefit of this is the soundproofing in the building, especially between floors. In addition to that benefit, the majority of the Woodrun condos have some of the best natural light in the Benchlands.
The condos on the south side of the Woodrun have an unrestricted view (which means no trees blocking the south/west sunshine) so these condos get terrific sunlight for most of the day.
The Woodrun has a lot going for it with the swimming pool which is a year-round attraction for owners and renters. It is also steps from Lower Merlin’s run on Blackcomb Mountain and easy walking distance to the Base of Blackcomb. You should be able to enjoy or generate rental income year-round in the Woodrun.

Market Update
When starting your initial search for Whistler real estate, it is important to understand the current market conditions. I understand that you may not be ready to contact me. In the meantime, I encourage you to study the sales and listing statistics on the Market Update page on this site. The statistics are compiled by the Real Estate Board of Greater Vancouver (REBGV) In addition, the monthly Whistler Real Estate Market Update video is a great way to stay informed in less than 99 seconds.
Location
The Woodrun and the Greystone Lodge are neighbors on Spearhead Place. Both properties are further up the side of Lower Merlin’s run than the Aspens. Therefore, the walk to the Base of Blackcomb would take you an extra 5 minutes to reach the location of the Aspens. The condos on the south side of the Woodrun have an unrestricted view. This means that there are no trees blocking the south/west sunshine, so these condos get terrific sunlight for most of the day.
Spearhead Drive is a quiet road despite the fact that it is heavily populated with accommodation. Spearhead Place is quieter as the only traffic is for the Woodrun, or for visitors to the Greystone who are entering via the front doors. Therefore, owning a condo overlooking the entrance of the Woodrun will give you a view of the mountains in the west. Traffic noise at the front of the building is limited to those cars approaching only the Woodrun.
Most people who buy in the Benchlands park their car the minute they arrive, and walk everywhere or use the free bus service.
Location on Blackcomb Mountain: video
The Fairmont Chateau Whistler is a prominent building in the Upper Village. Have a look at this video to see the location of the Woodrun which is a step from Lower Merlin’s run.
Drive from Whistler Village: video
It is a short drive from Whistler Village along Blackcomb Way and up Spearhead Drive. Spearhead Place is off Spearhead Drive.
Google Map
The Woodrun should always be considered when buying a slopeside condo apartment. Look how close it is to the slopes, the Upper Village, and the bus stop on Spearhead Drive. This is a convenient location.
Civic Address Map
The Benchlands is basically the area that is surrounded by the pink border. The whole area, excluding Horstman Estates, was developed in the eighties to service the tourists who were coming for a ski vacation. The map is courtesy of the Resort Municipality of Whistler (RMOW).
Bus Service
The nearest bus stop is located on Spearhead Drive.
For transport, there is a free, village bus service that has a route through the Benchlands. The bus travels along Blackcomb Way, up to the top of Painted Cliff Road, and then back to the village via Spearhead Drive. This free bus service runs about 8 times an hour in winter and just slightly less the rest of the year.
Walk to Whistler Village: video
One of the advantages of the Woodrun is the short walk down Spearhead Drive to get to the Upper Village. There is a path just above the Fairmont which takes you to the Blackcomb Base. From outside the Blackcomb Day Lodge, it is a 5-minute walk along the scenic trail to Whistler Village. Have a look at the video below which starts across the road from the Base of Blackcomb.
Photo Gallery
The Woodrun photos were taken in March and the sun seems to shine on the building from as early as 1 pm.
Ski-in/Ski-out Trail
Riding the gondola up Blackcomb Mountain, the Woodrun location jumps out. This is because it is steps away from Lower Merlin’s run while other properties are set back. Lower Merlin’s run leads down to the ten-passenger gondola which will transport you up to the Peak to Peak Station. The Peak to Peak Gondola ride is 11 minutes long and will take you across to Whistler Mountain.
The Blackcomb Mountain world-class groomers do a great job of moving snow around on these lower slopes. This means that the properties located on Blackcomb Mountain remain a true ski-in/ski-out even if the snow has started to disappear from the lower slopes in spring.

This is a fantastic ski-in ski-out trail as it takes you to the steps leading to the ski/board lockers. Reverse the process at the start of the day…easy peasy.
Ski-in Ski-out Trail: video
The ski-in ski-out video below will show you the amazing location of the Woodrun on Blackcomb Mountain. The location is ideal for beginners as the gradient at the start of the day will be a good way to start their day on the slopes.

Comparable Sales

Revenue
The front desk of the Woodrun is managed and staffed by a specific property/rental management company. This company was hired by the Woodrun strata to provide a service. The front desk will have some specific obligations to all condo owners. However, checking-in rental guests, and responding to their inquiries may not be included in their service. It is always worthwhile talking to the company managing the front desk prior to deciding on your rental management company. If you are not renting out your property, then you don’t need to consider this.
Should you decide not to retain the front desk rental management company, there are no restrictions on which rental management company you can retain to manage your rentals. You can also self-manage.
The Woodrun condos are ideal for generating revenue year-round simply because of: the year-round swimming pool, the year-round hot tub, the ski-in ski-out location; and the easy walk to the Village, in all four seasons.
Strata
Built in 1991, there are 85 units and several floor plans for each condo configuration. The Woodrun has the following condo types:

Storage: skis, boards, and bikes
The storage in the Woodrun is possibly the most secure storage location of all the Blackcomb Mountain ski-in/ski-out condo buildings. The reason is that the access to these storage rooms is located past the front desk close to the lobby. In most condo buildings, the storage is down in the gunnels of the underground parking:
- in-suite storage is a closet with a lock, adequate to hold some winter clothing and boots.
- ski/board storage for guests located off the main level.
- ski/board storage for owners in the underground garage. This storage room seemed secure and is not in an obvious area for anyone to come across.
- communal bike storage in the underground garage.
Parking
There is gated, underground parking for The Woodrun. The number of spots per condo is detailed in the Form B. Count on one parking spot for a one and a two-bedroom condo.
Zoning
The Woodrun is zoned for nightly rentals.

Next Steps
Buying real estate in Whistler, whether ski-in/ski-out or not, is a smooth process when working with an experienced Whistler real estate agent who follows the rules. Everything in real estate, except for writing the contract and the negotiation is a process. Experienced realtor, and skilled negotiator, Marion Anderson will work with you directly from start to finish. No assistants are involved.
Representation
Explaining Representation to a Buyer or Seller at the first introduction is a mandatory requirement. Since there is no dual agency in BC the Disclosure of Representation in Trading Services Form (DORTS) is essential for the Buyer or Seller to understand what their designated agent’s obligation is to them. DORTS binds the agent to the client but does not bind the client to the agent. In addition, Home Buyer Recission Period (HBRP) would be discussed at that time.
