Arrowhead Point, 4890 Painted Cliff Road, Whistler, BC is a popular townhouse development on Blackcomb Mountain. Arrowhead Point is located a short, 2 minute walk away from the public access trail leading on to Merlin’s Run. Merlin’s Run ends up at the ten passenger Blackcomb Gondola which will take you in comfort to the alpine and the Peak to Peak Gondola. Coming home, there is also a decent ski-in trail which comes right into Arrowhead Point from Merlin’s Run. However, the other option is coming home at the same access trail on Merlin’s Run and walking home to Arrowhead Point.
The townhomes in the upper building (1) have a higher elevation so their west-facing deck is above the trees, so you can get great afternoon sunlight. The other building (2) faces into the trees so less sunlight from that location, but possibly more privacy.

Active Listings
Arrowhead Point listings typically come on the market each year. For some reason, the 2-minute walk to the slopes can be a deterrent for some. Several ski-in ski-out developments have a two minute walk to the slopes, it is not an unusual situation within Whistler.

Location
Painted Cliff Road is a quiet road as most people who buy in this location park the car the minute they arrive. There is a free, village bus service which has a route through the Benchlands with a bus stop within a one minute walk to/from Arrowhead Point. This service runs about 8 times an hour in winter and just slightly less the rest of the year. Click this link for the bctransit.com/whistler and search for the Whistler Upper Village/Benchland’s shuttle.
Rather than take the bus you can walk between Arrowhead and the Upper Village as Painted Cliff road has a sidewalk. From the Upper Village it is a 5 minute walk to Whistler Village.

Ski-in/Ski-out Trails
I have included Arrowhead Point in the ski-in/ski-out group as it is so close to the slopes, and is considered ski-in/ski-out by rental management companies. The ski-in trail is located at the north end of the complex (furthest away from the road). This ski-in trail is a gently sloping narrow trail through the trees – which have been thinned. However, once the snow gets hard packed this can be a gnarly trail.
The ski-out trail on to Merlin’s Run on Blackcomb Mountain is a short walk from Arrowhead Point. Once you reach the public access trail, it is a very short trail leading on to Merlin’s Run. From there you are down to the ten passenger gondola which will take you up to the Peak to Peak Gondola station.
In Spring, the Blackcomb Mountain, world-class groomers do a great job of moving snow around on these lower slopes. This means that the properties located on Blackcomb Mountain remain a true ski-in/ski-out property, even if the snow has started to disappear from the lower slopes in spring.

Put the kettle on before you sit down to watch this video. I have recorded the ski-in trail off Lower Cruiser run which meanders through the trees to the turn-off for Arrowhead Point and Mountain Star. Then I walk through Arrowhead and then up to the ski-out trail which leads on to Merlin’s Run. Then it is off to the Base of Blackcomb for upload.

Revenue
Arrowhead Point is in a good location for rentals, and the private hot tub is attractive to renters. In addition, the bus service to the Village means that the renters don’t have to rent a vehicle, so that is another plus. You can use any rental management company you wish, or you can self-manage your townhouse, if you have the motivation.
Strata
Built in 1992, the property has 2-3 bedroom suites, 22 strata lots (townhomes). The strata corporation is the similar to the Home Owner Association in America. Each strata lot has the opportunity to be part of the strata council, a select group who represent the strata lot owners. The strata council in conjunction with a strata management company, manage the development.

Fees
These include garbage removal, landscaping and snow removal. These strata fees are outlined in the strata minutes. With townhomes, each are typically set up with their own electricity and gas meter. Therefore owners are responsible for all their utilities, cable and internet. The strata fees include coverage for:
- snow removal
- landscaping
- common property electricity
- insurance of buildings
- garbage and recycle collection
- monthly contingency fund contribution
Parking
Parking should always be verified in advance of writing an offer. That way, you will keep your expectations in check. A two bedroom typically means the allocation of one assigned parking spot. Arrowhead has a few visitor spots in the underground garage.
The garage door you see in the photos was added several years ago for more security. Within that garage there is a second gate which provides an extra layer of protection for the bike storage cage. In other words, the strata council of Arrowhead Point have done as much as they can to protect the bikes. However, there is no rule against taking your bike into your own townhome if you prefer. When renting out your townhome, renters may want to bring their bikes inside.
Storage
Storage is a premium in ski-in ski-out townhomes, and the concern is usually about bikes, rather than ski or snowboarding equipment. There is a locked area in the gated underground garage.
Zoning
The zoning allows Tourist Accommodation which means that you are allowed to rent out your townhome on a nightly basis.
