The best feature of Mountain Star, 4894 Painted Cliff Road, Whistler, BC, is that each townhouse is a “slice”. This means that you don’t have a neighbor above or below you.
There is a great ski-in trail that arrives at the north end of the development. Mountain Star is close enough to walk for 1 minute from the entrance of the development to the ski-out trail leading to Merlin’s Run on Blackcomb Mountain. Don’t be put off by the walk, it is nothing to be concerned about.
Located in the Benchlands on Blackcomb Mountain and situated just above the trees at the top of Painted Cliff Road. All the townhomes face west and most have great views of Sproatt Mountain and Rainbow Mountain. Hidden away at the back of each townhouse is the private hot tub, which is great for residents and renters alike.

Location
Mountain Star is located in an area called, the Benchlands. The development is at the top end of Painted Cliff Road, which is a quiet road. Most people who own or rent in this location park their car the minute they arrive and take advantage of the free bus service. The development is set back and high above Painted Cliff Road, so it is a quiet location, and not seen from the road.

Bus Service
The bus stop that services this location is conveniently located at the entrance to Mountain Star. With a shortage of parking spots in the Village, the bus offers a great service to all the tourists in the area.
For transport, there is a free, village bus service that has a route through the Benchlands. The bus travels along Blackcomb Way, up to the top of Painted Cliff Road, and then back to the village via Spearhead Drive. This free bus service runs about 8 times an hour in winter and just slightly less the rest of the year.

Ski-in/Ski-out Trails
There is a ski-in trail at the north end of the development, and this is one option for getting home. When you start your day on the slopes it is a short walk down the Mountain Star driveway (which is on a slight incline) to Painted Cliff Road. From there, you either cross the road or follow the sidewalk around to the entrance of the ski-out trail. This ski-out trail onto Lower Merlin’s Run is parallel with the Painted Cliff townhome development. Reversing your route and using this ski-out trail to walk back home to Mountain Star is a viable option.

Revenue
Mountain Star is predominantly an excellent winter rental. In summer, the three bedrooms will be attractive to renters, if there are none closer to the Village. In essence, you will make your revenue in Mountain Star during the ski season, simply because of the distance to/from the slopes. However, that is as long as you don’t decide that you want to stay at your property when everyone else does.
Strata
Built in 1998, this townhouse complex has 28 strata lots (townhomes). Mountain Star has the upper floor for the primary bedroom with an ensuite bathroom. All the other bedrooms are on the floor below the main. This means that the living space and kitchen separate the bedrooms. Dependent on the location within the development the living space can be one floor up, or on the same level as the road. Mountain Star offers the following floor plans:

Pets
One cat or dog is allowed for the owner of each strata lot, (townhome). If this is important to you, check this bylaw as it can change.
Fees
Townhomes unlike condominiums usually have a hydrometer for each unit or strata lot. Therefore, you are paying for hydro, gas, cable, and internet and setting these services up yourself. A townhome development like Mountain Star has a low strata fee because you are maintaining your own private hot tub, and paying for all the above-noted services. Therefore your strata fee, as noted on the financial statements provided within the strata documents, will cover:
- snow removal
- landscaping
- recycling and garbage removal
- building insurance
- common property insurance
- garage maintenance
- strata road repairs and maintenance
- contribution to the Contingency Reserve Fund (CRF)
Parking
There is an assigned stall for each strata lot owner. In addition, there are some visitor parking stalls underground. The gated parking also provides a cage to store bikes. However, with the increased cost of bikes, I expect these cages are not as useful to residents as they once were. Parking anywhere else within Mountain Star is pretty much for loading and unloading.
The underground parking garage has stairs leading up to the road level, and these covered stairs make it easier for nearby residents to access the parking rather than walk to the main car entrance.
Storage
Limited storage in the townhomes. There is a storage cupboard outside the front door which is perfect to store skis and boards. It is not large enough for bikes. There is bike storage in the underground parking garage, but not for a bike of any serious value.
Zoning
The zoning for Mountain Star falls under a Land Use Contract (LUC). This particular LUC permits tourist accommodation at Mountain Star, meaning the owners can rent out their property on a nightly basis. The Resort Municipality of Whistler (RMOW) was planning to interpret each LUC so that mere mortals could understand the document. Now we wait.

Mountain Star has a ski-in trail from Cruiser Run right into the development. There is about a one-minute walk from Mountain Star to the ski-out trail leading onto Lower Merlin’s Run. This property is marketed and acknowledged as a ski-in ski-out property.
Yes. You can retain a rental management company or you can self-manage your own rentals.
Yes. Presently an owner is allowed one dog and one cat. Always check the current bylaws as the pet bylaws change.
