Owner Reservations Guidelines
Calendars will be sent to the unit owners 7 months prior to the start of the upcoming season, so as to give each owner 1 month to complete and return their calendar to PPM.
Summer Season – May 16th to November 15th; Deadline for completion November 15th
Winter Season – November 16th to May 15th Deadline for completion May 15th
Reservations After Booking Deadline
Once the deadline for owner reservations is passed, the unit automatically is released to the hotel. After the deadline date, requests for additional reservations for personal use are subject to availability and can be looked at by contacting our Owner Relations Coordinator.
Friends and Family Reservations
Reservations
Each owner is encouraged to invite a non-paying guest to use their unit. The owner contacts the PPM in advance to advise them of the authorized guest’s name and contact details. Personal guests will be responsible for paying all housekeeping fees and incidental charges upon checkout unless otherwise indicated by the owner. Owners may not collect rent in exchange for the use of their suite. The friend’s stay is counted as part of the 28:28 days of owner use.
The Pan Pacific Mountainside and the Four Seasons hotel have the same owner booking restrictions. For the 28 days, the owners personal allotment will not consist of not less than three weekly periods consecutive or otherwise. The remaining 7 days may consist of the 7 days used consecutively or otherwise. However, the Friday and Saturday nights must be booked as a combo. The owner cannot book just a Saturday night or just a Friday night.
Rates
For any date that a unit owner stay is not available an owner can receive a 25% discounted rate from our best available rate for a pre-paid reservation. These requests must go through our Owner Relations Coordinator.
Cancellations
The PPM is serious about cancellations. Once in a calendar year less than 30 days prior to the owner or their guest’s scheduled use of the hotel can cancel their reservation. After this, should the owner have to cancel another booking, the hotel manager is involved and approval must be obtained before the cancellation can be made. What is the worst that can happen? The owner loses out on rental income.
Cleaning
Check-out cleaning will be charged at check-out. Cleaning rates change annually, and this will be noted in the strata minutes.
Ski Valet
Whenever there is a ski/snowboard equipment shop in the building, as there is in the Pan Pacific Mountainside and the Westin, a ski valet service is typically offered.
There is a small in-suite storage locker for owner use. In addition, each owner is allocated one ski locker available year-round. When the owner is staying in the hotel, there will be additional ski and bike storage.
Strata
The strata council represents the owners and is the main body of people who run the building and the hotel.
Homeowners’ Corporation as Representative of Owners
In the Home Owner Agreement there is mention of the Homeowners Corporation. How involved this group is with the decision-making of the hotel should be explored before purchasing.
FF&E Reserve
Management is entitled to withhold from each Owner’s net rental revenue the designated percentage for the FF& E reserve. This is essential to replace or repair equipment and soft goods within the hotel strata lots.
Utilities
Hydro, telephone, cable and internet are included in the monthly strata fees. Check the strata documents for what your strata fees include.
Not included in Strata Fees:
- Property Taxes are paid directly by the owners to the Resort Municipality of Whistler.
- Tourism Whistler (TW) fees are paid directly by the owners to Tourism Whistler
- Insurance coverage for contents of in-suite and ski-locker should fall under home insurance policy.
Pets
Unlike the Four Seasons, pets are not allowed at the PPM.
Storage
There is a small in-suite owner locker. In addition, a ski locker is provided for year-round storage. When the owner or their guest is staying in the hotel condo, ski and bike storage is provided.
