Personal Use
The owner has the option of using their Phase 2 condo-hotel up to 28 days in winter and 28 days in summer. Seven months out from the start of the winter and the summer season, the owner receives a booking calendar to book personal dates. For personal use bookings, the calendar must be returned to the hotel within 30 days. After 30 days, the availability is passed over to the hotel for renting to the public and earning the owner revenue from the rental pool. Yes, there can be close in bookings, but these are subject to hotel occupancy.
Hotel Management Agreement
Each Phase 2 has a slightly different hotel management agreement detailing the rules of ownership, personal bookings, including cancellations, and the disposition of property. Some hotels also have an FAQ sheet, which can also be helpful. The agreement should be provided to the Buyer along with the owner’s financial statements and booking calendar, well in advance of writing an offer.
Business Income
Revenue from a Phase 2 is treated as business income rather than rental income. In order for the income to be treated as business income, the property manager must apply for approval from CRA for the entire “hotel”.

The advantage of these is the detailed financial reporting to the owners. The owner’s financial statements are thorough.
